Project Details
When Jitters Coffee & Donuts, a locally owned Sioux City business established in 1999, outgrew its original kitchen, the need was clear. The bakery required a larger, more efficient production space to support continued growth while maintaining the warmth and authenticity that define the brand.
Our team transformed a former hotel kitchen and lobby inside Floyd River Flats, previously the Ramada Inn, into a high-performing coffee shop and bakery along Nebraska Street. The existing infrastructure was not designed for modern commercial food production, requiring a comprehensive mechanical, electrical, and plumbing overhaul to support new kitchen equipment, ventilation demands, and updated code requirements.
The design strategy focused first on workflow and operational efficiency. We expanded and fully renovated the kitchen, increased storage capacity, and reconfigured the programmatic layout to streamline staff movement from production to service. A redesigned point-of-sale counter, paired with a larger back-of-house work area, improves speed and organization during peak hours. A viewing window into the kitchen reinforces transparency and showcases the craft of donut-making throughout the day.
Beyond performance, the interior design tells a story rooted in family and community. The space came together through a thoughtful blend of new construction and meaningful, personal elements. Handmade tablecloths stitched by a family member were incorporated into the design. Vintage signage sourced from a family collection connects past and present. An origami installation, gifted by a family friend, adds movement and artistry overhead. Together, these elements layer history, craftsmanship, and authenticity into the architectural framework.
Strategically placed ceiling clouds improve acoustics while defining seating zones within the open layout. The large indoor seating area captures the energy of Nebraska Street, while outdoor seating within the Floyd River Flats courtyard offers a quieter alternative. The result is a flexible environment that supports daily operations, customer comfort, and long-term business growth.
This commercial renovation demonstrates how adaptive reuse and thoughtful tenant infill design can transform a former hospitality space into a thriving local destination. By pairing infrastructure upgrades with intentional interior storytelling, the project positions Jitters Coffee & Donuts for continued success in Sioux City.
