Project Details

The Motor Mart, completed in 1912 as a four-story automobile dealership, is a landmark of downtown Sioux City’s architectural history. Over the decades, it evolved from an auto showroom to office and recreational use, including the addition of a rooftop dance pavilion in 1922 and later low-slope expansions. This historic renovation and adaptive reuse project transformed the building into the modern residential destination now known as Bluebird Flats, while preserving and celebrating its century-old architectural character. Stone Group Architects carefully balanced preservation, modernization, and adaptive reuse to address both the building’s complex history and the needs of contemporary urban living.

The north and west facades, composed of buff-colored brick and cream-colored terra-cotta ornamentation, were meticulously cleaned, repaired, and repointed following National Park Service Preservation Briefs. Original character-defining elements—including metal double-hung windows, terra-cotta details, and more than 1,300 ornamental luminaires—were preserved, while non-historic modifications such as later storefronts, awnings, and altered windows were removed or replaced with historically accurate replicas. Window replacements were crafted using historic drawings and photographs, with multiple mock-ups evaluated to ensure accurate replication of lost fabric. These interventions restored the building’s historic vitality and reinforced its role as a cultural and architectural anchor in downtown Sioux City.

Inside, terrazzo flooring, elevator lobbies, and interior door casements were carefully restored to highlight the building’s original craftsmanship. The rooftop dance pavilion and subsequent additions received a new membrane roof that replicates the original concrete tiles, providing modern performance and watertight protection while maintaining historic character. Every element of this adaptive reuse project was designed to respect the building’s past while introducing contemporary systems for long-term functionality.
