As commercial architects, we are often asked to help clients see new potential in existing structures. This 54,597-square-foot hotel had become underutilized and visually disconnected from its surroundings. Rather than demolish, the client chose to reinvest in the property — transforming it into a mixed-use apartment community that better serves both residents and the broader neighborhood.
Our team led the commercial renovation and adaptive reuse of the building, converting the former Ramada hotel into 47 apartment units, primarily two-bedroom homes with additional one-bedroom options. The architectural challenge was to reshape short-term hospitality rooms into efficient, comfortable long-term residences while working within the constraints of the existing structure. Unit layouts were carefully redesigned to improve livability, maximize natural light, and create functional kitchens, living areas, and private bedrooms.
Public areas of the hotel were reimagined as commercial space, with flexibility for a future restaurant utilizing the existing commercial kitchen. This approach supports mixed-use development in Sioux City and activates the property beyond residential use, encouraging economic and community engagement.
The exterior transformation was equally impactful. Surrounded by asphalt and concrete, the building lacked identity and curb appeal. As part of the commercial renovation, we redesigned the street elevation by removing an oversized carport and updating dated façade elements with refined materials and cleaner architectural detailing. The result is a contemporary, cohesive exterior that strengthens the building’s presence along the corridor.
Site improvements further enhanced the experience. A landscaped green strip was introduced between the street and the building to soften the hard edge and improve pedestrian appeal. The former courtyard pool was removed and replaced with green space, creating a welcoming outdoor amenity for residents and increasing the overall value of the development.
This project reflects our commitment as commercial architects in Sioux City to thoughtful renovation and adaptive reuse. By extending the life of an existing structure, we helped deliver needed housing, support commercial opportunity, and revitalize a once-outdated property into a renewed community asset.
